Once we start working together there are a number of forms that must be completed to establish our working relationship.
1. Please read the brochure titled "Working With A Realtor". It outlines buyer and seller representation. Once we review this together you will sign - Working with A Realtor - The Agency Relationship This form confirms our relationship as it pertains to finding a rental property for you.
2. All real estate transactions must be accompanied by the Individual Identification Information Record. This document has been prepared by The Canadian Real Estate Association for the explicit use by members in complying with requirements of Canada's Proceeds of Crime (Money Laundering) and Terrorist Financing Act (PCMLTFA) © 2008
3. Buyer Representation Agreement This agreement also outlines our relationship. With a buyer representation you are essentially "hiring" me to act on your behalf in finding a rental property and negotiating the terms. My payment comes from the commission paid by the listing client / listing brokerage.
4. Rental Application This form is required for all rentals to be accompanied by the offer to lease.
5. Lease Agreement. Attached is for sample only. I will complete a lease agreement for the property once everything is negotiated.
6. Confirmation of Co-Operation & Representation - This form, in simple terms, confirms the realtor/brokerage representing the seller and the realtor/brokerage representing the buyer. This form is used for all real estate transactions.
